Constant boiler pressure drop
If you keep topping up your boiler, there's likely a leak in the central heating circuit.
Sound of running water
When all taps are off but you can still hear water moving — pipework leak somewhere.
Mould or musty smell
Persistent damp and mould suggest moisture is escaping behind the structure.
Warm patches on cold floors
A hot-water leak under tiles or wood can heat the floor above it.

Initial assessment
We talk through what you've noticed and where you suspect the leak is. Helps us narrow the search before equipment comes out.

Pressure & sound test
Acoustic listening devices and pressure tests on individual circuits to localise the leak to a specific zone.

Thermal imaging
Infrared camera shows temperature differences from leaking water — usually a clean visual confirmation.

Tracer gas if needed
For tricky leaks behind structure, we introduce a safe tracer gas into the pipework and detect where it escapes.

Quote & repair
Once the leak is found, we'll quote the repair and get it sorted — same visit if possible.
